Year of construction
Sale of a condominium: Advantages and disadvantages of the year of construction
There are many factors that play a role in the evaluation of real estate. The year of construction has a major influence, because the features and many details are closely connected with it. A professional real estate agent can estimate the approximate year of construction of a property almost always based on its features.
Renovated old apartments achieve high purchase prices
The younger a property is, the higher the purchase price, and the older the construction year, the lower the price. However, there are also exceptions. Above all, classic old-style apartments built until roughly the late 1920s. These properties are mostly characterized by an inner-city location. Excellently renovated and well-equipped old buildings can achieve property prices that equal or even exceed new-build prices.
Real estate built up to the 1960s
This category includes the rather plain post-war buildings constructed until the early or late sixties. During that time, the primary focus was on creating housing. Little was invested in unusual, elaborate architecture and luxury fittings.
For post-war real estate, the topic of thermal insulation and energy-saving measures is of interest to every buyer.
An already completed energy-efficient renovation should be particularly emphasized, as this is by no means a given for properties from these construction years and is therefore considered a positive feature.
Real estate built up to the 1970s
In apartments and houses from the seventies, you can find functional, practical floor plans and the fittings are better. During this era, houses were predominantly built with flat roofs. Most buyers fear leaks, which is why the question of renovating or replacing the flat roof is always raised.
Thanks to advancements in technology, flat roofs are very popular nowadays, and there are generally no issues with leakage.
In the seventies, high-rise buildings with 12 or more floors were built, especially in larger cities. These were very popular. Apartments on higher floors in particular offer residents a great view and often the highly coveted mountain view, for example in Munich.
Currently, the demand for condominiums in high-rise buildings is excellent. Several developers are also realizing high-rise projects if they obtain a permit to do so. New buildings are often equipped with panoramic windows so that the view can be enjoyed to the utmost.
Even with these properties, the repair measures, thermal insulation measures, and energy consumption already carried out, in connection with the maintenance backlog and the existing Reserves for the buyer an appropriate role.
Real estate built in the eighties and nineties
In properties from the eighties and nineties, the architecture has further improved and they overall have a modern and contemporary character. Increasingly, one finds beautiful parquet flooring instead of carpet in these properties. The room layout is more generous.
Real estate from this period is in very high demand among buyers, because the building structure is usually characterized by optimal quality, which Grundrisse are modern and, due to their year of construction, there is usually no major backlog of repairs. Thermal insulation is also much better.
Real estate built in 2000
Real estate built from the year 2000 onwards is in excellent demand. They are characterized by large, floor-to-ceiling windows that allow for light-flooded living. Mostly you find open room layouts, the living room is connected to the dining area and the kitchen.
Many buyers value a large terrace or a large balcony with space for patio furniture. Underfloor heating is no exception, and energy efficiency is a top priority.
Real estate built in 2000 or later is often still described as being as good as new. The future owner knows that the strict requirements for thermal insulation are met and that they will not have to expect any major investments for the time being.
The right buyer for every property
Real estate, regardless of its year of construction, appeals to its own target group. There are prospective buyers who do not necessarily place value on a recently built condominium. If the property is well-maintained and ongoing maintenance measures have been carried out, this has a positive effect on the value of the property. Above all, many buyers consider the energy efficiency status of the property to be important.
If there is a significant backlog of repairs (e.g., roof renovation, window replacement, heating system), an adequate maintenance reserve should be available. If this is not the case and the future owner must expect a major investment, this will naturally influence the purchase price of the property.
