What you absolutely need to consider before selling your house – Interior

Before starting the house sale, you should thoroughly inspect it and check that everything is in the best possible condition. This article deals in detail with the interior of a house.

Front entrance

A prospective buyer will typically come through your front door, and this is where we want to begin the assessment. You want the prospective buyer to see a neat, clean, well-lit entryway. Remove all unnecessary items and make sure that rugs are clean, floors are polished, and the walls look fresh (neutral and light colors are preferred).

Smell plays an important role, do not underestimate its effect. Are there any unpleasant odors? If so, find out where they come from and eliminate them. Scented oils or room sprays are available in specialty supermarkets or at the pharmacy. We exclusively recommend organic products consisting of pure natural essential oils (e.g., Primavera products).

Make sure that the lighting works well and all light fixtures are in working order and that there are no cobwebs throughout the house. When preparing for a house sale, you are pursuing one goal: you want your home to look spacious, bright, and fresh. It is recommended to get the most important areas of your house, namely the kitchen and the bathroom, into the best possible shape.

General interior

Check the stairs for loose boards, torn carpets, missing or loose handrails and safety guards.

Most problems with interior walls are cosmetic in nature and can be repaired with filler and paint.

Make sure doors and windows open and close properly.

Keep the amount of furniture to a minimum so that the rooms do not appear smaller than they are. Make sure nothing is in the way. If the shelves or cabinets are overflowing with books, magazines, etc., remove some.

Make sure storage areas and rooms look spacious, organized, and tidy. Create space by getting rid of old things.

Remove or lock away valuables such as jewelry, coins, money, cameras, or smartphones. Personal photos should also not be visible.

Kitchen and bathroom

Check sinks, bathtubs, and toilets, and make sure there are no leaks and mold.

In the kitchen, thoroughly clean all appliances, including your oven. Clean or replace your extractor hood filter. Clean the cabinets inside and out, as well as the countertop. Repair dripping faucets.

Remove any items that may be stored on the refrigerator, as well as magnets and pictures from the refrigerator.

Reduce the number of items stored on countertops. The countertop should look decorative.

Also reduce the items stored under the sink.

In bathrooms: scrub sinks, bathtubs, and toilets. Remove any traces of mold and discoloration from showers and bathtubs. Also, repair any dripping faucets here and clean the ventilation grilles.

Clean mirrors, light switches, and cabinet handles.

Make sure tiles are clean and intact.

Cellar

The condition of the foundation is crucial for any house. This is why prospective buyers inspect the basement area with special care. The goal of your inspection is to ensure that your basement is in a solid condition.

Check for cracks, water ingress, efflorescence (a white, powder-like substance), crumbling mortar or concrete, wood, and rot. If any of these problems are present, you must take further steps to find potential causes and solutions.

If your basement is damp or musty, you might want to use a dehumidifier. But here, too, it is important to find the cause.

Just like every other area of your house, your basement should be organized and clearly laid out.

Garage

Remove all damaged tools, old car parts, empty paint cans, and any items you no longer need. You also want to create clarity and order.

Use appropriate cleaning solutions to remove oil stains from the floor.

When viewings are coming up

You have thoroughly inspected your house and resolved problems. Now your house is prepared for the house sale or the first viewings. It is advantageous to prepare a task list so that you know what needs to be done before each viewing to get your house in shape quickly. If you have a family, you can also divide the tasks accordingly.

Open all curtains, blinds, etc. and, unless it is around midday, it is best to turn on the lights for better brightness.

Air out the entire house thoroughly to get rid of cooking odors, pet odors, and so on.

Fresh flowers create a wonderful atmosphere.

Clear away everything lying around and empty the trash.

Make sure everything looks flawless.

Set your heating thermostat to a comfortable temperature.

If possible, take your large pets out of the house.

Have slippers ready for viewings if you do not want prospective buyers walking through your house in outdoor shoes.
