Attractive new residential districts are being developed in Munich-Lochhausen
Munich is far away and yet very close. Here, amidst nature and rural idyllic charm, it is hard to believe that Lochhausen is part of this bustling metropolis. For the rural character of Lochhausen, with classic farmhouses and traditional agriculture, still shines through.
The former village was already incorporated into Munich back in 1942. Nevertheless, Lochhausen has retained its quiet character to this day. Precisely for this reason, this district attracts many people. Lochhausen is characterized by a low average age of its residents. There are many families whose children are younger than six years old.
Attractive for urban development
However, time hasn't stood still in Lochhausen. On the contrary, this northwesternmost part of the 22nd district, Aubing-Lochhausen-Langwied, has undergone very careful structural development over the past decades. Now, however, further urban development measures are pending in Lochhausen. Three large neighborhoods for approximately 2,000 more residents are planned. From west to east, these are the Spatzenwinkel residential quarter, the Henschelstraße quarter, and Osterangerstraße. They could change the village-like character of the 6,784-resident neighborhood. Ensuring that the high appeal of the sought-after residential area in Lochhausen is not negatively impacted is a challenge for the planners.
Spatzenwinkel: subsidized housing and daycare center
A total of 130 residential units are planned for the Spatzenwinkel residential district. Ultimately, they will offer around 300 people a new and attractive home. The residential units are being built on a greenfield site, located south of Lochhausener Straße. The newly emerging district should not and will not feel like an alien element. This is because the design of the residential area will incorporate the region between Pirolstraße in the west and Mettnauer Straße in the east, as well as the existing development. A total of 40 of the newly planned apartments are being built as part of subsidized housing. In addition, public green spaces are to be created along Pirolstraße in the west, and a daycare facility for young children is already under construction. It is being built on the southern border of Spatzenwinkel.

Henschelstrasse will offer retail trade
The Henschelstraße district is somewhat more centrally located. Here, 460 new apartments are being built. The urban planning design for the approximately six-hectare site was developed by the architectural firm Deffner Voitländer Architekten from Dachau in collaboration with Schegk Landschaftsarchitekten from Haimhausen. The residential district itself is being built south of Kleiberweg, is located southwest of Henschelstraße, and northwest of Federseestraße. This district also provides space for the youngest residents. Two day-care centers and open spaces are planned for the southwest. In addition, the development plan creates the basis for a restaurant and a neighborhood meeting place. There will also be attractive retail for the residents of Lochhausen. Until now, there is not a single supermarket in Lochhausen. This deficiency will be remedied with a full-range grocery store in the residential district. According to the city's structural concept, there will even be another store in the future on the northern side of Lochhausener Straße, serving as a counterpart, so to speak.
Osterangerstraße focuses on greenery and social infrastructure
A third residential district will be built on Osterangerstraße. Up to now, the 6.4 hectares here have been unused. The site is partly vacant. The owner of the property is the Büschl corporate group. In 2014, this investor organized a planning workshop. Three firms took part. As the basis for further planning and conceptual development, the concept by Nuyken von Oefele Architekten in collaboration with landscape architects Hinnenthal Schaar was selected.
The challenge with this neighborhood lies in carefully absorbing the original character of the residential area. Four courtyard groups are therefore planned. Structured in a similar way, they group themselves around a communal neighborhood center. Townhouses and multi-story apartment buildings emphasize the character of the small settlement and ensure variety in the housing supply. Around a third of the apartments will be built as subsidized housing.
The height of the buildings ranges from three up to a maximum of five storeys. At the same time, the development rises towards the center of the quarter. Towards the edges of the settlement, on the other hand, it slopes down. In addition to around 400 apartments for a total of about 1,000 people, social infrastructure and generous public green spaces are also planned. Furthermore, the urban planning concept provides for a new edge of the settlement.
