Signing the purchase agreement at the notary's office, combined with the notarization of the contract, is a major milestone in buying real estate. After the purchase agreement has been notarized, many buyers wonder what steps come next and within what timeframe. At this point, you can get information about the approximate timeline after the notarization of the purchase agreement. The purchase agreement has been notarized for about 1 week
Shortly after the notarization of the purchase agreement, both the buyer and the seller receive a notarized copy of the contract. The notary also submits an application for the entry of a conveyance notice (Auflassungsvormerkung) for the buyer at the responsible land registry. With the registration of the conveyance notice, it is visible to everyone that the buyer has a legal claim to the sold property.
The purchase agreement has been notarized for about 2 weeks.
Once the purchase agreement is notarized, the buyer can have a notarized charge on land (Grundschuld) established if they need to take out a loan to finance the real estate purchase. To do this, the buyer needs a charge on land establishment form from their financing bank, which they must present to the notary. The establishment of the charge on land can take place immediately following the reading and signing of the purchase agreement.

The purchase agreement has been notarized for about 4 to 10 weeks.
Approximately four to nine weeks after the notarized purchase agreement has become effective, the buyer will receive the property transfer tax assessment from the tax office. They should also transfer this amount to the responsible tax office by the deadline, because only after payment will they receive the tax clearance certificate required for the transfer of ownership.
Generally, the notary will only send the purchase price maturity notice to the buyer once they can guarantee that the buyer will also receive ownership in accordance with the contract in the event of payment. This includes the entry of the priority notice of conveyance in the land register at the agreed rank, the cancellation of old encumbrances if these are not assumed by the buyer, and, in the case of the sale of an apartment, the consent of the administrator of the condominium owners' association.
When selling real estate, a negative certificate from the municipality is also required stating that they do not wish to exercise their Right of first refusal waives. Once the buyer has received the notification of the due date of the purchase price, they have time to transfer the purchase price by the deadline agreed upon in the purchase contract. If the buyer assumes the remaining loan of the mortgage registered in the land register from the seller's bank, the seller will only receive the remaining amount of the purchase price in their account.
The purchase contract has been notarized for about 6 to 12 weeks.
Once the receipt of the full purchase price in the seller's account has been confirmed, the notary will submit the application for the transfer of ownership to the land registry. Furthermore, the buyer then becomes the possessor and is entitled to use the acquired property. In addition, the buyer is subject to all duties and burdens, including the duty to maintain public safety on the property. If the seller still receives invoices related to the property, they can forward them to the buyer.
The purchase contract has been notarized for about 5 to 12 months
During this time, the buyer is ultimately entered into the public register, the land registry, as the owner of the property or land. Both parties are informed by the notary via a registration notice once the process is complete. In addition, the building insurance is transferred to the buyer.
Immediately after the transfer of ownership, the building insurance company must be notified in writing. It does not matter who does this, whether the seller or the buyer. After this point, the buyer can cancel the insurance within one month, either at the end of the insurance period or with immediate effect. The change of ownership must be reported to the tax office for property tax purposes within three months of the transfer of ownership.
