Relaxed living: Fürst am Bahnhof Laim urban quarter

„Fürst“ is the name of an attractive new urban district in Munich currently being developed at the Laim station in the west of the city. Baywobau Immobilien AG has designed it in cooperation with the architectural firm Steidle Architekten and aims to complete it by 2021. An impressive complex comprising 217 residential units is being built on the „Landsberger Straße / Fürstenrieder Allee“ site in Laim. In addition, there is a landscaped inner courtyard, an underground parking garage, shops, and a day-care center. Alongside numerous rental apartments, condominiums are also being built, the marketing of which began successfully in June 2018.

Attractive apartments with up to four rooms

Nearly 160 of the resulting apartments are planned for Baywobau's own portfolio and are to be rented out after completion. In addition, modern 2- to 4.5-room condominium apartments with a size of 45 to about 95 square meters are part of the Fürst in Laim project. The residential offering is completed by three attractive penthouse apartments. The marketing of the condominiums in Laim has been very successful so far.
By the end of October 2018, just over half had already been reserved. All apartments in the project feature an outdoor space facing the landscaped inner courtyard, which serves as an urban oasis of tranquility with seating areas and play facilities. Ample parking is provided by the two-story underground garage with 222 individual parking spaces. It is connected to the upper floors via barrier-free elevators. If required, the parking spaces can be equipped with a charging station for electromobility. To ensure a high degree of energy efficiency, Baywobau relies on safe and environmentally friendly materials, such as flame-retardant mineral wool for insulation.

You can get to Marienplatz in ten minutes with the S-Bahn.

For local supply, in addition to the shops on the ground floor of the project, supermarkets, specialty stores, and discounters are located in the immediate vicinity. Doctors, banks, and drugstores, as well as educational institutions such as primary and secondary schools, are also not far away. The Laim S-Bahn station can be reached on foot from the project in about two minutes. From here, Marienplatz can be reached in approximately ten minutes. Lake Starnberg and Lake Wörth can be reached in about 25 minutes by car.

The plot of land on which the Fürst project in Laim is being built has a rich tradition. For many years, it was the location of the „Großwirt“ restaurant, which was one of the best-known in Laim. The station area, which also includes the plot, was characterized by commercial use for many years and was not very desirable as a residential area. However, construction projects such as the hotels and residential buildings built in recent years have upgraded the area. Today, it presents itself as an attractive residential location relatively centrally situated in Munich. The Fürst project will further increase this appeal.
