Bavaria Towers: Important momentum for Munich's east

As „one of the largest construction projects of recent years,“ the Süddeutsche Zeitung already described the Bavaria Towers in Bogenhausen back in 2017. Across a total area of 23,000 m², three office towers and a hotel tower are being built. The site is owned by the Von der Heyden Group and an institutional investor. The project developer is Bayern-Projekt GmbH. For Sven Renz, the sole managing shareholder of Bayern Projekt, the Bavaria Towers are, not least, a contribution to further upgrading the east of Munich.

Attractive ensemble of three office towers and a hotel tower

The project's website describes the Bavaria Towers as „Munich's most modern real estate ensemble.“ This ensemble consists of three office towers and one hotel tower. The three office towers are named the Blue, Sky, and Star Tower. Together, they have a gross floor area (GFA) of 62,000 square meters. Among other amenities, they are equipped with two underground parking garages (798 parking spaces). The fourth tower is the White Tower, which is planned as a hotel. H-Hotels AG is opening a Hyperion Business Superior Hotel here with 345 rooms and panoramic suites. In addition, there are to be various restaurants. The tallest of the four towers is the Sky Tower at 83.60 meters, and the shortest is the Star Tower at 46.10 meters. Designed by the Madrid-based architectural firm Nieto Sobejano Arquitectos, the towers surround a central plaza. With dining options as well as water and green spaces, it is intended to provide a „high quality of stay and appeal.“.

Bavaria Towers: Sustainability meets comfort features

Bayern Project relies on an „energy-efficient overall concept“ for the Bavaria Towers. The towers are being built with a double-skin facade construction and are heated using district heating and geothermal energy. The building sections are to be certified according to DGNB Silver and LEED Gold respectively. Comfort features in the office towers include high-speed elevators as well as floor-to-ceiling glazing with a clear room height of three meters in the rental spaces. In addition, there are roof terraces in the Star Tower and the Sky Tower: from here, you have an attractive view of Bavaria's capital.

The urban landscape is about the quality of architecture

In the interview, Renz also positions himself against the negative image that high-rise buildings often have in Munich. In his view, while a discussion about which type of development is compatible with Munich's cityscape is certainly sensible, it should not be exclusively about the visibility of taller buildings. Above all, the quality of the architecture should be addressed. Criticism such as the claim that high-rise buildings are inefficient or far too expensive is something he cannot let stand, Renz says in the interview with ManagementCircle.
