This apartment is located at Oberhofer Platz in Munich's Milbertshofen district — an established residential neighborhood in the north of the city that combines down-to-earth charm with urban renewal. District 11 (Milbertshofen-Am Hart) has a population of around 77,000 and is steadily growing. Milbertshofen was first mentioned in historical documents in the 12th century and has been part of the state capital since 1913. Today, the quarter benefits from its immediate proximity to the BMW campus — the corporation's oldest active plant, which is currently being converted for electromobility with an investment of 650 million euros — as well as the nearby Olympiapark, one of Europe's most significant urban green spaces.

Oberhofer Platz forms the lively center of the neighborhood. Local shopping is outstanding: There is a NORMA store located directly in the building, allowing you to do your daily shopping without leaving the house. Located on the square itself are the Minerva pharmacy and several medical practices, including a general practitioner and a gynecologist. Within a few minutes' walk, additional supermarkets are available to you: ALDI Süd and Lidl on Frankfurter Ring, EDEKA on Knorrstraße, as well as REWE and Netto on Milbertshofener Straße — a total of five additional shopping options under 700 meters away. For a comprehensive shopping experience, the Olympia-Einkaufszentrum (OEZ) with around 135 stores can be reached in just eight minutes by subway.

The transport connections are among the greatest strengths of this address. In just four to five minutes on foot, you can reach the Frankfurter Ring underground station (U2 line). From there, you can travel without changing trains to the main station in about eleven minutes and to Sendlinger Tor in about 13 minutes. Marienplatz can be reached with a transfer at Scheidplatz (U3/U6, same platform) in a total of about 17 minutes. The U2 runs every five minutes. The district's major attraction is the Olympiapark — around 85 hectares of parkland with the Olympic Lake, Olympic Hill, and a year-round event program, reachable in about 20 to 25 minutes on foot. Since 2024, the SAP Garden has complemented the offerings as a new multifunctional arena for 11,500 spectators. Petuelpark is located about one kilometer away. Sports enthusiasts will find fitness studios on Frankfurter Ring within 300 to 600 meters, and the Olympic Swimming Pool can be reached by public transport in about ten minutes. Families benefit from the nearby Fantasia nursery (approx. 200 m), the Rothpletzstraße elementary school (approx. 720 m), and the Lion-Feuchtwanger-Gymnasium. The Munich Clinic Schwabing with an emergency room is located about 1.8 kilometers to the south.
